Every Barnhill Revenue Services engagement is billed as a flat monthly retainer per hotel — no per-room, per-segment, or percentage-of-revenue surcharges. Tier 01 Essential fits focused-service and limited-service properties; Tier 02 Premier fits full-service and lifestyle; Tier 03 Signature fits complex full-service and independent hotels at any revenue level. Portfolios of three or more receive structured per-property discounts. Pricing for your specific property is shared on the first strategy call.

Three or more properties: structured discount.

Owners and management companies with three or more properties under a single agreement receive tiered per-hotel pricing reductions. Share the property list and we’ll quote within one business day.

Annual lock-in

Sign for 12 months: lock today’s rate for the full year.

Engagements signed for a 12-month term lock the monthly retainer at the rate quoted on day one — no mid-year escalator, no surprise increases.

FAQ

Pricing questions.

Are there setup fees?

No. The two-week onboarding audit is included in the first month’s retainer at every tier. There are no separate setup fees, no system-integration fees, and no per-user license costs.

What is the minimum engagement length?

Three months at Essential and Premier; six months at Signature. After the minimum, engagements continue month-to-month with 60 days’ written notice to end.

Is there a multi-property discount?

Yes. Portfolios of three to five properties receive 7% off per hotel; six to nine properties receive 12% off; ten or more receive custom pricing. Discount applies to all properties on the contract at the same tier.

Do you ever take performance-based fees?

Performance fees are available on Signature engagements with a minimum 12-month term and a defined baseline. Structured as a smaller base retainer plus a percentage of RevPAR-index lift over baseline, calculated quarterly from STR data.
